The Paulding County housing market slowed in August, with closed sales declining significantly both year over year and from July. At the same time, homes took longer to sell and available inventory continued to grow. Despite the slowdown in activity, home prices remained relatively steady, with both median and average sales prices changing little from the previous month.
Closed sales slowed in August, with 189 homes sold, a 27.0% decrease from August 2025 and a 25.3% decline from July. Market times also increased, with homes spending an average of 38 days on the market, up 35.7% year over year and 31.0% month over month.
New listing activity also eased, with 364 homes coming to market, down 3.2% from last August and 6.9% from July. The combination of fewer closings and longer market times points to a slower pace of activity heading toward fall.
Home prices remained comparatively stable despite the slowdown in sales. The median sales price was $365,000, down 1.4% year over year and just 0.8% from July.
The average sales price reached $382,000, up 0.7% from August 2025 while declining only 0.5% month over month. While buyer activity softened, August did not see a corresponding major shift in overall price levels.
Available inventory continued to expand, reaching 969 active listings, up 6.5% from last year and 0.9% from July. Months of inventory increased to 4.55 months, representing gains of 7.3% year over year and 3.7% month over month.
Cumulative days on market also increased to 45 days, up 15.2% from August 2025. Together, the increase in inventory and longer marketing times gave buyers more options and more time to navigate the market compared with last summer.
